Lawrence K. Gross, Manager, Counsel, Vice President has 22 years of experience in the real estate industry. Larry is one of the founding partners of Zavatsky, Mendelssohn, Gross, Savino & Levy, a full service real estate firm located in Long Island and Queens, NY. He has represented numerous lenders in tens of thousands of real estate loan transactions and with the sale of REO properties, as well as representing purchasers and sellers in connection with commercial and residential real estate. 

As of September 1, 2003, unless the transfer of real property located in New York State is an exempt, nonresident individual, estates and trusts nonresident transferors must file with the Tax Department Form IT 2663, Application for Certification for Recording of Deed and Nonresident Estimated Income Tax Payment Voucher, and pay the estimated tax due, if any. This certification must be submitted to the recording officer at the time the deed is to be recorded. However, STG Associates, may act as the Designated Representative of the taxpayer when the certification and payment of tax, if any, are so required.

If one of these problems occurs and you are without title insurance, you could be forced to move out. You could also legally be required to pay a debt on a house that is no longer yours. If you have fee title insurance, the title company will handle any litigation or payments towards your case. In the very rare case of title loss on your property, the title company can pay you or buy the mortgage from the bank.
