PDC, Public Data Corporation, maintains an online database of over 300 million New York City real estate records and lien records that are updated daily. PDC provides information on action and mortgage recordings, UCC filings, as well as bankruptcy, judgment and mechanic lien filings. Since 1987, New York title companies and title agents have been relying on PDC for accurate and dependable Hall of records information.
PDC's subscribers can access the database using a PC, a modem and any communication package. They may also request their searches by fax and receive those searches in less than 1 hour. Subscribers are required to spend a monthly minimum of 100 dollars on searches plus the cost of requested document copies.
PDC provides copies of New York City deed and mortgage documents, same day service by fax. With Public Data Corporation astartup fee is not required. But there is a monthly minimum of 100 dollars. Public Data Corporation does not require any special software. A PC, modem and any communication software is all that is needed.
PDC also provides monthly and quarterly mortgage activity reports. These reports show the activity of lenders broken down by commercial banks, thrifts and mortgage banks. PDC also provides lists of mortgages to customer specifications. Lender, mortgage amount, year recorded and property types can sort mortgage lists. These lists are used widely to target market prospects for various mortgage products.
