Merriam Insurance Agency
The Merriam Insurance Agency was started in 1895 in Schenectady, New York. The agency founder, Charles E. Merriam began his insurance career as a general agent for the New York Life Insurance Company. His son, Charles W. Merriam, joined him in the early 1900's and added property and casualty insurance and surety bonds in 1905. After Charles E. Merriam died, the New York Life general agency was discontinued, and in 1948 Charles W.'s son, also named Charles, joined the agency.
In 1983 Charles Jr.'s son, Brian joined the agency as a producer. However they were a general lines agency, Brian was responsible for production that was obtained in part through a joint venture with various real estate firms. After three years the agency moved to Union Street.
They provide all Title insurance services including coverage for all of your title activities including escrow, placement of title insurance, examining, abstracting, coverage for the exposing of opinions of title, full prior acts, suits by title, insurance companies, suits by policy holders, lien holders, mortgage holders, gas and oil searches, last owner searches, bankruptcy and foreclosure searches and employees as insured.
The policy form is the best in the business. When they asked title agents and their underwriters what they considered important in an E and O policy, they listened to them. Stability, superior coverage forms and competitive pricing are the main ingredients of their Errors and Omissions Package.
There are numerous problems that can arise when buying a house. A previous owner could have taken out a loan on the property, which would become the new owner's debt. In a separation or divorce, the previous owner could have taken out a mortgage without the knowledge of their partner. A lost heir could appear and stake a claim to the property. Title insurance protects new owners from all of these claims.
