The decision to purchase a home is an important one. It involves a significant amount of thought, time and money. For the majority people, it is among the most important financial decisions that they will make during their lives. Title insurance companies provide a critical service by supplying real estate buyers and lenders with crucial information about the property being bought or mortgaged.

Virtually every real estate contract requires that the seller provide the buyer with proof that the seller actually owns the real estate being sold. The form of this evidence of title depends upon the custom and practice of the state in which the property is located. In Wisconsin, the most common form of title evidence is the title insurance policy. Even though a title insurance policy is an important protection of your rights and interests, it is also wise to consult with a real estate attorney and your real estate agent concerning your transaction.

To modernize the research process, the company maintains a title plant or a file system that contains the only complete and privately maintained set of index records in Marathon County. The Title Plant includes tract indexes, judgment, lien and tax indexes and copies, maps and all recorded documents and internet access to state records.

In addition, their library consists of surrendered abstracts and all prior searches completed throughout company history. All tracts are computerized since 1990 and all records earlier to 1990 are on a paper based system which have been scanned into electronic files enabling the original record search, dating back to the 1800’s, to be performed rapidly and correctly.
