Holt Title Guaranty Company is the only privately owned company in the county that does abstracting, title insurance and loan closings. Holt is one of the oldest firms in the county and one of the oldest abstract offices in the state. Abstracts are legal histories of a tract of land. They also include searches for current and past taxes, pending and current special assessments, district court judgments involving a property, as well as federal and state tax liens and bankruptcies.

Their employees go to the Olmsted County Courthouse and/or to the Dodge County Courthouse to gather information such as deeds and mortgages, releases and divorce decrees that involve any piece of property in the county. Each day, every document from the previous day's business at the courthouse is put on microfilm, whether they were issued in the office of the auditor, treasurer, clerk of court, or in city hall.
 
Their company can act as an Escrow Agent where certain documents or money are deposited with their company to be delivered to the benefited party when the conditions of the contract have been met. An abstract for registered land also know as Torrens Property. This property, which has been registered through the court system for which a certificate of title is issued.

Their Title insurance protects the bank against mistakes made in a title search. A title searcher, who should be licensed and bonded, checks on details such as making sure there isn't a lien against the title, or that the person you're buying the house from really owns it. An error made during this search could result in the bank collecting on the value of the mortgage from the title company while you continue paying a mortgage on a home you no longer own.

Common types of title insurance claims are for the cost of back property taxes that the title company missed in researching a sale, or the cost of a settlement with a neighbor whose new driveways or fence crept across a property line.They act as a central clearinghouse for the parties involved collecting necessary documents, insuring adherence to the lender's title instructions, making arrangements for proper payment and distribution of funds.They are fully prepared to work with you from the beginning of your transaction all the way through to conclusion.
