Abstracting is a compilation in orderly arrangement of the materials and facts of record, in the office of the county clerk and court clerk, affecting the title to a specific tract of land issued pursuant to a certificate certifying to the matters therein contained. When ordering abstracting the work is performed only for an outside customer or escrow operations without any issuance of title insurance.
Abstracting is done in conjunction with Title Insurance for either their escrow operations or outside customers. Work is being performed either without abstracting or when abstracting is done by another abstracting company. No title insurance etc. on this type of rder. Title reports for Title Insurance are requested by the customer for closings that they have performed recently on abstracting work that they have done within the last 6 months. These reports will always show all new filings.
