Land Title Co. of Island County



Land Title is an independently owned title company authorized to issue policies of title insurance on behalf of Pacific Northwest Title insurance company, Stewart Title Guaranty Company and Transnation Title insurance company. 
 
Land Title Company was founded April 3, 1940, with 25 original shareholders, many of whom were involved in the local farming community. Currently, approximately 65 percent of the stockholders are heirs of those original 25. In fact, with the exception of one, each stockholder can trace their history at some time to either Skagit or Island Counties.
 
Originally called Mount Vernon Abstract and Title Co., Inc., they took the name of Land Title in 1958 when an office was opened in Oak Harbor. Today, they serve their customers from 5 locations Burlington, Anacortes, Oak Harbor, Freeland and Stanwood.
 
Rueben Youngquist, former Prosecuting Attorney for Skagit County and long time attorney in the Skagit Valley, is considered their founding father. He served in the capacity of the original attorney for the company as well as holding the office of President from 1940 to 1981. He worked countless hours to establish Land Title as a viable company, often working down at the title company after he had put in a full day at his own office. It is Rueben's work ethic which they proudly display each day in their different offices. 
 
There are numerous problems that can arise when buying a house. A previous owner could have taken out a loan on the property, which would become the new owner's debt. In a separation or divorce, the previous owner could have taken out a mortgage without the knowledge of their partner. A lost heir could appear and stake a claim to the property. Title insurance protects new owners from all of these claims.
 
If one of these problems occurs and you are without title insurance, you could be forced to move out. You could also legally be required to pay a debt on a house that is no longer yours. If you have fee title insurance, the title company will handle any litigation or payments towards your case. In the very rare case of title loss on your property, the title company can pay you or buy the mortgage from the bank.
